How to Attract an Affluent Buyer

When considering selling a home, it’s important to understand the buyer pool for your particular type of home. When the home is high-end, it’s even more important, as this pool is significantly smaller and those swimming in it are much more specific in their wants and needs.

While the list changes frequently, a few features that attract affluent homebuyers remain the same decade after decade. These include an open floor plan, a home security and monitoring system and a pool. Highlighting these attributes is critical when marketing the home.

Affluent buyers want tech-friendly homes.

A recent study released by a large real estate research firm found that in today’s housing market, high-end buyers want a home that is technology-friendly. A full 87 percent claimed they wouldn’t purchase a home that didn’t provide tech features.

“Fully wired” is a term you’ll hear frequently from homebuyers. They’re looking for everything from high-speed cabling and integrated music systems to computerized lighting. Smart homes will appeal to them.

Chef’s Kitchen

According to Realtor.com, 54 percent of luxury homebuyers list a chef’s kitchen at the top of their wish list.

Durable yet attractive countertops for food prep and professional appliances aren’t merely status symbols for these high-end buyers. Many not only frequently entertain, but cook for their guests as well.

Outdoors

Outdoor entertaining, while not possible year-round in many states, is still quite important to the high-end homebuyer. Two must-have items include a pool and an outdoor kitchen.

The National Association of Homebuilders’ study, “What Homebuyers Really Want,” drills down into the upscale property market. At number four on the list is the outdoor kitchen.

While many will settle for a grill area, many others are looking for something more elaborate, with some of the amenities found in indoor kitchens. These include a refrigerator, sink, cabinetry and countertops.

Obviously, homes with more square footage and a wise use of space attract upscale buyers. Specific amenities, however, will bring more attention to the property and, thus, an increased chance of realizing your full list price.
